Things you don't think about

Here are two stories that you never think you'd have to worry about when you start a new endeavor.

First, we are going away for the holidays and had to figure out a back-up plan for the tenants, in case of emergency.  Luckily we have a friend who is also our realtor, and he has several rental properties too.  He will cover our emergencies for the next week and we will cover him when he goes away.

Second, we got a call at 11:30 last week from a tenant to tell us that one of their heaters wasn't working, and another tenant was having sex on the back lawn!   Times like these make me happy that my husband is in charge of all communication with these people.

My wife and I are getting jobs - I have an intervew next week

A tenant called my hubby last night to set up a meeting for today.  Of course, the December rent has not been paid, so we figured this would be the weekly explanation and excuse-fest for how and when the payment will be forthcoming.

Hubby went to the meeting, tenant was a no show.  Turns out he has no cell phone, so hubby left a message on his home phone.  Tenant called back and promised to come by our house tonight (I worry sometimes that these people know where we live!).  While on the phone, he mentioned that both he and his wife are planning to get jobs at a local fast food restaurant.  Tenant assured hubby that he has an interview next week.  Hubby's response "you told me you already had that job more than a month ago!"

Conclusion:  maybe start eviction procedures after the holidays!
